Something significant is happening in Abilene, Texas. The city that has long flown under the radar as a quiet, affordable West Texas community is now drawing national attention. From tech companies investing billions in infrastructure, to major retailers choosing Abilene as a new market, to rankings organizations singling it out for its quality of life and affordability.

Here's what's driving Abilene's growth. and what it means for the city's future.


The Numbers First

Abilene's current population sits at approximately 133,000 residents — a 6.3% increase since the 2020 census, which recorded 125,230 residents. The broader Abilene metro area has reached a record high of over 185,000 people. The city is growing at roughly 1% annually, a steady and sustainable pace that outperforms many comparable mid-sized Texas cities.


The AI Data Center Boom

No single factor has transformed Abilene's growth story more dramatically than artificial intelligence infrastructure.

Abilene and its surrounding communities are now home to over 15 data centers — either built or under active construction — including the massive Stargate AI campus, a partnership between OpenAI, Crusoe, and Oracle that represents one of the largest AI infrastructure investments in the country. The Stargate project alone employs over 6,400 workers at its Abilene campus as of 2026.

Why Abilene? A combination of factors that few other locations can match simultaneously: flat land suitable for large-scale construction, natural resources, including access to water and power, a central location, historically affordable land costs, and a business-friendly local government willing to structure deals to attract major investment.

Texas is projected to become the world's largest data center market by 2030, according to Jones Lang LaSalle's 2026 Global Data Center Outlook — and Abilene is at the center of that story.

The economic ripple effects have been significant. The data centers have brought an estimated 10,000 to 15,000 additional workers into the Abilene area, fueling demand for housing, retail, restaurants, and services across the city.


Dyess Air Force Base Expansion

Dyess Air Force Base has always been a pillar of the Abilene economy — home to the 7th Bomb Wing and 317th Airlift Wing, employing over 5,000 personnel, and anchoring a military community that runs deep through the city's culture and identity.

An expanded mission at Dyess with the beddown process for the B-21 beginning soon. Dyess is adding further momentum to the area's housing and workforce growth. The combination of the data center workforce and the Dyess expansion is creating housing demand that builders are actively working to meet.


Major Retail & Development Investment

Growth begets growth — and major retailers follow economic signals.

The announcement of the Rainy Creek development, anchored by a 72,000-square-foot Bass Pro Shops Outpost opening in early 2027, represents the kind of destination retail investment that doesn't come to markets without strong growth fundamentals. Rainy Creek will also include six restaurants and eight additional retail stores.

Downtown Abilene has simultaneously seen its most significant investment in years — the $8 million Cypress Street revitalization, the new Pedestrian Plaza, the opening of Abilene Heritage Square (home to the new Spark Science Center and a brand-new 65,000-square-foot public library), and a string of new businesses opening in the Cultural District.


National Recognition

Outside organizations are taking notice. Livability.com ranks Abilene #63 out of more than 2,000 cities in its 2026 Best Places rankings, with a particularly strong showing in housing and cost of living, where the city ranks #14 nationally. Abilene is also recognized as the top affordable family city in Texas — driven by its school systems, Dyess AFB economy, and family-focused infrastructure.


What Affordable Still Means Here

Despite all of this growth and investment, Abilene remains one of the most affordable mid-sized cities in Texas. The average home value sits at approximately $200,000 — well below the national average of $370,000. The cost of living is below the national average. Texas has no state income tax. Commute times are measured in minutes, not hours.

That combination of affordability, growth, and quality of life is increasingly rare in Texas cities. And it's why more people than ever are choosing Abilene.


What Growth Means for Real Estate

Growth of this scale has real implications for the housing market. Demand in the sub-$450,000 range is strong and competitive. Builders are adding supply as fast as they can. Rental prices have risen significantly due to demand pressure from the data center workforce.
